Renovations
BEFORE PURCHASE

This is a special service for realtors & their clients. The client and I will meet for an hour at the house to discuss the existing home and the feasibility of their dreams. I will use my professional experience and knowledge to help them make an informed decision, and can be done before the commitment of making an offer on the house. The fee includes one hour of “office time” to document our discussion and share any pertinent information with you.
Design Fee: $150

This is a slightly more detailed analysis. The client and I will visit the house for 1-2 hours to discuss the their dreams and goals and investigate the existing conditions. I will document the potential changes with sketches, photographs and notes that can be used when meeting with trades. The homeowner and I will have an hour follow up meeting to discuss the results of the home inspection as well as any insight from trades and consultants. All information that is generated will be compiled into a reference document for the client. This service can be done in 10-14 days during due diligence.
Design Fee: $400 (homes up to 2,000 sf), $550 (homes over 2,000 sf)
AFTER PURCHASE

New Homes
BEFORE PURCHASE

This is a service provided exclusively to Realtors and their clients who are purchasing land to build on. It can be difficult for folks to balance land costs, site work costs and construction costs to keep their home within their overall budget. I can meet with your client’s at the property to help them understand the scope and scale of the home they want, the impact of potential site work on construction costs. The fee includes one hour of “office time” to document our discussion and share any pertinent information with them.

This is a service provided exclusively to Realtors and their clients who are purchasing land to build on. Building in WNC can be tricky, especially on sloped lots, when you have specific sustainability goals or when navigating HOA requirements. I can meet with your client to evaluate the buildable area of the site, impact of slopes, potential site work costs, and other factors that determine the feasibility of their home. This service includes a visit to the property, research into any zoning/ HOA restrictions, and an hour meeting with the client.
