Renovation Services

  • The TV shows make it look simple, but everyone knows of at least one horror story of a renovation gone wrong. A Design Consultation is a great way to get professional advice before diving into your next DIY project. It can also be a good fit for smaller projects where a few sketches and notes are all you need to guide your builder.

    Design Fee: $80/hour

  • A floor plan analysis is like a master plan for your home. I work with you to create a functional space plan, determine the proper sequencing of the work, and create a unified design concept. The end result is a map that guides any future renovation projects.

    Design Fee: $2,600-$3,600+ (based on square footage)

  • Whether you need to remodel your kitchen or you have to gut your entire house and start over, I can help you make your so-so house into the perfect home for you. Together we will explore the floor plan options available, create a unified design that ties any additions into the existing home, and guide you through the many decisions of the renovation process. The end result is a set of construction drawings that can be used to price, permit and build their renovation.  

    Design Fee: $3,000-$10,000+ (based on square footage and complexity)

New Construction Services

  • Building a new home is a complex challenge! If you want help selecting or evaluating a piece of property, determining what kind of home would work best on your lot, or just have questions about the process of building a new home, then a Design Consultation is a great place to start. I can help you understand the math of land costs + site work costs + construction costs so that your home stays within your overall budget.

    Design Fee: $80/hour

  • My Plan Modification service is a quick, cost-effective way to modify a set of house plans you purchase online so that it meets your specific needs. I can also help you select a set of plans if the sheer quantity of choices has you overwhelmed. This is a great option if you want to build a new home but aren’t interested in a fully custom design. I have worked with plans from Don Garner, Southern Living, and most of the major plan websites.

    Design Fee: $90/hour (averages $1,000 - $4,000 based on the quantity of changes and the format of the original drawings)

  • This unique service take vintage house plans that are part of the public domain (typically pre-1929) and “remodels” them to fit today’s lifestyle, size and energy needs. It’s all of the charm of an old home without the maintenance! Contact me to learn more about the plans I have available, or send me your favorite vintage plan.

    Plans run $2,500-$5,000 based on SF

  • A custom home allows you to get the exact home you want. It begins with an analysis of your site, your space needs, your budget, and your design inspirations. This information guides the design of the floor plan, the selection of materials, and the shape and style of the house, resulting in a unique and personal home.

    Design Fee: +/- 2%-3% of estimated construction costs (based on square footage, complexity and level of finishes)
